In partial reply to that question, we have had such a situation for 70
years now. It is NOT worth the trouble. Unless you can get an outright
gift, you are generally going to run into trouble. Situations change
over periods of time, and what works fine when some people start it can
become a bone of contention over time. I know that this sounds really
bad, but I wish that I had not inherited such an agreement. It is a huge
time sink to make it work.

Just my humble opinion. I do have a sample deed of gift that I can send
to anyone who wants it, off-list.
